    Ca'n Barraca is a traditional Mallorcan “finca”, dating from the 18th century, which has been lovingly and sympathetically restored to provide a comfortable, superbly equipped home. Standing in an elevated position on the edge of a typical Spanish village, and overlooking designated National Park land, the finca is surrounded on three sides by almond and citrus orchards, with views out to the Tramuntana mountains.

    The finca has been elegantly furnished with an eclectic mix of pieces, combining with modern technology and appliances to afford every comfort and convenience for a relaxing holiday. The three bedrooms all have heating, fans and air-conditioning, in-built cupboards, and orthopaedic mattresses on all beds. The bathrooms have been stylishly renovated to provide bath and shower facilities in each, and a Jacuzzi in the family bathroom. A galleried area above the main living room provides a TV viewing room, complete with satellite TV (also available in the Master bedroom), DVD player with DVD library, and internet access with a colour printer/photocopier.

    Downstairs, a calm living room, with split-level dining area, and open fires at each end provides a cool refuge in the summer, and a cosy corner in winter. A TV and music system with libraries of CD’s and books are also situated here. All rooms are heated in the winter, and have fans for use in the summer.

    The new kitchen has been equipped with all necessary appliances from a dishwasher to water filter tap and ice maker. A separate utility room accommodates the washer and dryer, and the drinks fridge.

    Outside, the pool area and mature gardens are totally private with orange, lemon, almond, fig, apricot and pomegranate trees providing plenty of shade, and colour from bougainvillea and other Mediterranean plants. A variety of sofas, sun-beds and hammocks make the most of special spots around the pool and garden. A shaded dining area with barbecue is adjacent to the pool, and a large stone table on the sun terrace provides an alternative eating venue. This is a fabulous home exchange property!

    Ca’n Barraca is situated on the western edge of the village of Capdella, in the south west of Mallorca. The area is essentially rural, and of particular interest to birdwatchers, walkers and cyclists. However, in an elevated position, overlooking a beautiful area of National Park, with wild flowers in the orchards during spring, almond blossom in February, and tiny lambs cavorting around beneath the trees, those choosing less energetic activities will not be short of entertainment from their poolside viewpoint! The centre of Capdella is an easy walk from the finca, and has a small supermarket, selling fresh local produce, a pharmacy, bank (with ATM) and three café/restaurants serving local dishes. There is a wide choice of sophisticated shops, bars, clubs and world-class restaurants in the lovely capital city of Palma (20 mins) and the old fishing port of Andratx (15 mins), and also at the chic marina at Puerto Portals (15 mins). The coast and beaches are a ten minute drive from the finca, where water sports, including SCUBA can be arranged. Other sports facilities, including tennis, horse riding, and a gym are available in Calvia - a five minute drive away - and there are numerous fine golf courses within easy reach. Access to motorway networks to all other parts of the island are within ten minutes of Capdella.

    Property is surrounded by sheer, unguarded drops - not recommended for children under 12 years. Infants and children accepted only at full responsibility of contract signatory. There are several flights of stairs in/outside the property which may cause difficulties for elderly guests or those with mobility issues. Terraces and external stairs may become slippery during wet weather.

    Getting there

    This home exchange finca is an easy 30 minute drive from Palma Airport. Taxis are readily available at the airport, and from the house by prior telephone arrangement, but we would strongly recommend that you hire a car for your stay. Secure parking for 2-3 cars is available at the finca inside electric gates.

    Buses to Palma and Andratx pass through the village throughout the day, but a hire car is highly recommended for use during your holiday. Taxis are available by prior telephone arrangement, from the finca.


    This Majorcan farmhouse/villa was absolutely delightful.  We loved the garden and it’s location. 
    The villa was certainly a highlight of our first visit to Majorca. 

    Enjoying evening meals at sunset and looking over the Serra Tramuntana National Park at Castell son Claret was another highlight.

    Having a Michelin star restaurant/hotel was just around the corner from your village Es Capdella’ is quite amazing! 
    We loved casual meals at Bar Nou, too.

    Ca'n Barraca is a lovely old "finca" (farm house) ideally situated just out of the town with various routes that you can walk into town.  The accommodation is fantastic with everything that you should require.  You over look a farm and hear the sheep and goats which is lovely.

    There are 3 good restaurants in the village which is more than enough, we had 2 meals in each and all were good.  A lovely friendly Deli/supermarket/baker by the bus stop plus another supermarket at the other end of the village.

    We caught the but into Palma which took an hour and half but it gave us a good idea of what was out there and we were very happy to be in our village.

    We were bautifully looked after by Mahel.  A really lovely relaxing holiday and i would go back without any hesitation.

    A wonderful tranquil finca.  Just had a week here, and would love to go back.  The house is exremely well equipped - and all clearly documented.  The village (yes, accessible by foot, but a long walk back with groceries!) is delightful - enormously helpful "supermarket" owner, two good restaurants. Prawns at "Bar Nou" are fantastic! Location in Mallorca is great - easy distance from the airport, and the ports around the coast.  Highly recommended.  Pat Shutter

    We had a wonderful family holiday in this magical place over Easter 2014. This is a luxurious property in a truly magnificent setting, the stuff of dreams. But it is very welcoming, and so is the lady who meets guests and shows them around at the start of their stay! From the moment we arrived we felt instantly at home.

    The house is retains its rural character, and the original finca has been skilfully restored and extended, with a lot of thought put in to creating beautiful spaces within a harmonious whole. Rooms have been carefully furnished with lovely things collected by the owners during their travels around the world, and the overall effect is stunning but also homely and comfortable. There are plenty of places to gather together as a group, or to find a quiet private corner to read a book in the shade or by the fireside in the winter. The pool is absolutely gorgeous in a lovely garden. 

    There are a couple of good eating places in the village, a small local shop, and best of all, footpaths that go five minutes from the house directly onto hiking trails in the national park. Es Capdella is just 15 minutes' drive from Peguera on the coast, with fine sandy beaches, shops and restaurants. We started the week with intentions to explore the island. In the end we were so happy we just stayed where we were, in the garden, around the pool, and just going down to Peguera in the afternoons for a play on the sand and an ice cream. Bliss!

    It's been two years since our last visit to the property and the subtle improvements which have been made ,in particular the new doors and windows are a great success. Our sun drenched afternoons sat on the patio,breaking bread and drinking the local wine are what memories are made of.You really could not be in a better place anywhere in the world-we love Mallorca.
