A genuinely majestic stone farm villa with sweeping and exclusive views of the surrounding hills and forests. A 12 x 6 m. infinity pool lets you swim into the green hills. The main house has three upstairs and one downstairs bedrooms, three bathrooms, two living rooms. The annex is completely self-contained with its own cooking area, fridge, fireplace, large bathroom and bedroom. Garden area is totally private. Not another building in sight. Floors are classic cotto, doors and windows solid chestnut. Many antique furniture pieces add a sense of luxury. Massive banquet table in dining area seats 8+.Two tv screens one with surround sound, stereo, many videos, cd's, books, magazines and games. Kitchen is stocked for serious cooks. A billiards room has recently restored antique 8 x 4 ft table. Outside are two tables for al fresco eating, a barbecue, and table tennis. Grapes drip from the porch vine and late summer help yourself to fresh figs. Autmun is sheer delight as is winter if you don't mind the eerie call of owls at night. Occasional snow in winter makes access a bit tricky but possible.
The property is set in the beautiful hills between the two historic centres of Arezzo and Anghiari. The road that connects these two cities is a beautiful drive with very few buildings on the way. A dirt road of a few kilometres takes you up a steepish drive through the trees to Campicci. It is accessible by ordinary car although if there is snow this can get difficult, and a 4-wheel drive is better.
The house is about 25 minutes from the main Arezzo turnoff from the A1 highway connecting Florence to Rome. It is about 25 minutes to the Arezzo rail station. Visiting Florence is easier by rail, leaving your car parked at the railway station to avoid traffic. However all other historic towns and villages in the area - and there are many - are best visited by car,
Pisa airport is a two hour drive (190 kms) and a drive to a Tuscanal beach is just over two hours although you'll find it much easier to loll in the infinity pool and stare at the trees.
Anghiari is 20 minutes away, Sansepolcro 30 mins.
Pisa airport is two hours by car. There is also a train from Pisa airport to Arezzo if you prefer to pick up a car there.
Exact instructions on how to arrive will be provided as necessary but house is 25 minutes from the Arezzo exit of the A1 highway.

Forli (near Bologna) airport is also about two hours away, as is Perugia airport.
Drive from Rome is about two and a half hours - slightly less if setting out from Rome airport.

Activities notes : Lovers of Piero dela Francesca can find his works in the historic centres of Arezzo, Sansepolcro and Monterchi - all a short drive from the house. His home town of Sansepolcro houses his most famous work described by Aldous Huxley as the best painting in the world. Arezzo is an antique centre - it has permanent shops based around the main square and on the weekend of the first Sunday of each month it holds its famous antiques market which spreads through the old streets and is great even for non buyers who can take a drink and watch the passegiata.

Bedroom notes : The master bedroom on the first (upper) floor with its low slung windows and view out over garden to forested hills is almost an apartment on is own with dressing room, private walk to large bathroom. The second bedroom is smaller but very romantic antique white brass bed with views on two sides to forest and hills. It shares bathroom with third bedroom. Third bedroom has two twin beds and looks onto rear forest. Fourth bedroom is on GROUND level has restricted view but ensuite bathroom. Three quarter size bed. Fifth bedroom is upstairs in the annex. Downstairs also has a three quarter bed in living room. The entrace room to the main house where we keep board games and hang coats also has single extra bed (antique wood) but does not close off as a room.

Has just been restored with brand new shower area behind glass wall. Toilet bidet and wash basin. Third bathroom is the ensuite downstairs bathroom attached to the lower bedroom. Fourth bathroom is the large airy bathroom in the annex which has bath with step in shower, wash basin bidet etc

Other notes : Recently we moved our antique English billiard table to more noble surroundings upstairs in the second living room. There is a pizza oven there also.
